We’re a boutique law firm that issues title insurance at company rates, handles real estate closings, and provides Realtor® support services including probate to “clean up” titles, assistance with drafting contracts and addenda, guidance on international real estate tax issues including FIRPTA, legal representation of clients not comfortable with their counter-party title company, and advice for our clients and the Realtor® working with our client that might be unsure of their legal rights or the best way to proceed.

Our founder is actively involved with the firm.  With over 40 years of experience serving over 11,000 clients and with over 14,000 closings under our belt, you can be sure our clients and the Realtors® working with our clients receive the best professional service our founder demands; the level of service that lead to over 11,000 clients and over 14,000 closings. 

INDEPENDENT!

Many real estate companies own or control their own “in-house” or “affiliated” title companies.  For those real estate companies, you are a profit center, not a client.  Neither they nor their affiliated title company have an independent fiduciary duty to put your needs above theirs.  Since the affiliated title company has a funneled source of business, they have little need to provide either the Buyer, Seller, or their Realtors® with good service.  With profits skimmed off and sent back to the mothership, the staff at Good Enough Title℠* is usually underpaid and overworked, further reducing the quality of the service provided.  For them, it’s all about the money.   The Buyer, Seller, and even their own Realtors® are processed like a car going down an assembly line with no incentive to earn repeat business.  BocaClosings℠ is not owned or controlled by any affiliated real estate company.  We are forced to earn referrals from Realtors® and our clients by the quality of our service to them and their friends and clients, and we can only hope to earn repeat opportunities to serve them with consistent, cost-effective service.  Yeah, it’s more difficult for BocaClosings℠ than at the affiliated or in-house title company. Nevertheless, we think our business model is better for our clients and their Realtors®, not to mention tremendously satisfying for us because, for us at BocaClosings℠, it’s not only about the money. It’s about a job well done for its clients and the Realtors® in every transaction.

*Good Enough Title℠ is the fictional title company we use to describe “The Other Guy”.

OLD SCHOOL - NEW SCHOOL!

Technology is great, and we use it.  But technology by itself can be cold.  Our clients and the Realtors® working with our clients receive personal attention. Old school use of the telephone, prompt returning of calls and emails, and courteous professional communication with counter-parties, counter-agents, and other professionals is our standard.  Anything less reflects poorly on our clients, their Realtors®, and our professionalism.  You deserve Old School with the benefits of New School technology used when appropriate.

EDUCATION!

Our founder was the beneficiary of some great education.  Giving back by educating others is another one of our core values.  Our paralegals and staff receive weekly lectures and updates on issues of law, statutory changes, and state-of-the-art processes that constantly enhance the BC Standard of Care℠.  We conduct regular classes for our “BocaClosings℠ Certified Realtor®”℠ colleagues, helping them stay on top of their game.  All BocaClosings℠ attorneys are required to take more Board Certified level continuing legal education hours than required by the rules of The Florida Bar, a requirement more stringent than uncertified lawyers are required to take; because an under-educated attorney, paralegal, staff member, or other professional in the process makes for an under-represented, disadvantaged client, and an under-served Realtor®.
